Excel Federal Credit Union

Credit Union HELOC in Atlanta, GA

Your home’s equity can help you tackle big projects, consolidate debt, or cover unexpected expenses without draining your savings. A Home Equity Line of Credit (HELOC) from Excel Federal Credit Union gives you flexible access to funds with competitive rates and member-focused service. Whether you’re renovating your kitchen, paying for college, or building an emergency fund, we’ve got you.

What Is a Home Equity Line of Credit?

A HELOC is a revolving credit line that uses the equity you’ve built in your home as collateral. Similar to a credit card, you can borrow what you need when you need it, up to your approved credit limit. You only pay interest on the amount you actually use, not your entire credit line.

Excel FCU offers HELOCs with a minimum line of $10,000 and up to 100% loan-to-value. Our HELOCs are available on eligible properties in Georgia, including single-family homes, attached units, condominiums, and Planned Unit Developments (PUDs). The property must be your primary residence and owner-occupied to qualify.

Once approved, you’ll have ongoing access to your credit line. As you pay down what you’ve borrowed, those funds become available again without needing to reapply. This revolving structure makes HELOCs practical for expenses that happen over time or situations where you want funds available for emergencies.

How to Use Your HELOC

Home equity lines of credit give you the freedom to use your funds for almost any purpose. Many Excel members tap their home equity for:
Home renovations and improvements Remodel your kitchen, add a bathroom, replace your roof, or upgrade your HVAC system
Debt consolidation Pay off high-interest credit cards, personal loans, or medical debt with lower HELOC Annual Percentage Rate (APR)
Emergency expenses Create a financial safety net for unexpected car repairs, medical bills, or urgent home repairs
Education costs Cover college tuition, room and board, or continuing education expenses
Major purchases Finance a vehicle, pay for a wedding, or buy furniture and appliances
Medical bills Address healthcare costs, elective procedures, or ongoing treatment expenses

The flexibility of a HELOC means you’re not locked into using funds for one specific purpose. You can withdraw what you need for different expenses throughout your draw period.

Draw Period and Repayment Terms

Join Us
HELOCs work in two phases: the draw period and the repayment period.

Draw Period

During the draw period, you can access funds from your credit line as needed. This phase typically lasts several years, giving you ongoing access to borrow and repay at your own pace. Excel offers interest-only payment options during the draw period, which keeps your monthly payments lower while you’re actively using the line. You can also pay toward the principal if you want to reduce your balance faster.

Repayment Period

Once the draw period ends, your HELOC enters the repayment period. You can no longer withdraw additional funds, and your monthly payments will include both principal and interest. These payments will be higher than the interest-only payments you made during the draw period, but they’re structured to help you pay off your balance over the remaining term.

No Closing Costs

We pay closing costs up to $1,500, which can save you thousands in upfront fees. Most lenders require borrowers to cover these costs out of pocket, but we handle them so you can put your money toward your actual goals.

Competitive Rates

Our introductory rate of 4.99% APR for the first two years helps you save on interest right from the start. HELOCs offer lower rates than most credit cards and personal loans because your home secures the credit line.

Borrow Up to 100% LTV

Excel allows you to borrow up to 100% of your home’s equity. Many lenders cap loan-to-value at 80% or 85%, but our higher threshold gives you access to more funds when you need them.

Additional Benefits

  • Only borrow what you actually need—no paying interest on unused funds
  • Interest may be tax deductible if used for home improvements (consult a tax professional)
  • Easy access through online banking, mobile app, or branch locations
  • Transfer money to your checking account or pay contractors directly

Credit Unions vs. Banks

Credit unions operate differently than traditional banks, and those differences work in your favor. Banks answer to shareholders and focus on maximizing profits. Credit unions are member-owned, not-for-profit institutions where every member is a part-owner. This structure allows us to offer better rates, lower fees, and more personalized service.

FAQs

What's the difference between a HELOC and a home equity loan?

A HELOC is a revolving credit line with a variable interest rate where you borrow funds as needed. A home equity loan gives you a lump sum upfront with a fixed interest rate and fixed monthly payments. HELOCs work better for ongoing expenses or when you’re unsure of the exact amount you’ll need, while home equity loans suit one-time expenses where you know the total cost upfront.

Can I pay off my HELOC early?

Yes, Excel FCU doesn’t charge prepayment penalties on HELOCs. Paying more than your minimum payment or paying off your balance early saves you money on interest charges and builds your equity faster.

Is HELOC interest tax deductible?

HELOC interest may be tax deductible if you use the funds to buy, build, or substantially improve the home that secures the loan. You should consult a tax professional about your specific situation and how current IRS guidelines apply to your HELOC.
